External refurbishment and overhaul of two Grade II Listed residential properties in Central London on behalf of Westbourne Block Management. 

Defect diagnosis, budget pricing and alignment with the service charge provisions prior to a competitive tendering exercise all now complete and Contract Administration of the works now underway. 

Our scope includes advising on, preparation and submission of a Listed Building consent application for the proposed works. 

Clerkenwell Boutique Hotel  

Pre-Acquisition Building Survey 

Client – Confidential 

Location – London, UK

A complex pre-aquisiton survey of a mid-terrace hotel building featuring a host of alterations and extensions requiring extensive due diligence. 

Trinovant took instructions, inspected and reported within a ten day period to meet the clients deadlines, including the incorporation of a mechanical and electrical survey report. 

Our scope extended to the provision of anticipated maintenance costs in the short, medium and long term to aid our clients investment criteria. 

Bathurst Street 

Contract Administration & Principal Designer 

Client – The Church Commissioners for England 

Contract Value - c£80,000

Location – Central London

Strip out and refurbishment of two residential flats located on the Hyde Park Estate in Paddington, London. 

Our scope included developing a brief from the client and marketing agents prior to negotiating contracts with suitable contractors to facilitate the works. 

Works were completed on time and under budget with both properties letting within days of completion allowing the client to turn the properties around quickly maintaining rental consistency and minimising void periods. 

Care Home Portfolio's

Portfolio Pre-Acquisition Building Surveys

Client – Igal Ahouvi 

Size - 800 + 250 beds 

Location – 16 sites across UK 

Due diligence on two care home portfolios across the UK, comprised of 16 and 8 properties respectively totalling c920,000 sqft for Israeli real estate investor. 

Concise reporting required with a tight 10 day turn around, with our scope including extensive collation and presentation of all asset information to allow our client to quickly and efficiently evaluate the opportunity and meet their procurement time frame. 

This included holistic life cycle costing to inform an annual sinking fund allowing our client to forecast expenditure over their finance term.
