Following our initial technical due diligence advice we provide strategic advice on the temporary sale and lease back of this premises in advance of undertaking a full suite of design and contract administration services to fully refurbish this property to maximise its EPC and letting potential. 

 

Works included a full strip and re-clad of roof & elevations including an extensive refurbishment of the office and WC areas. The property was successful let at completion and offers c28,000 sqft of quality industrial/office space inclusive of a secure yard with electric sliding gate.

Interchange Park, Colchester

Employers Agent

Client – Urban Logistics REIT 

Location – Essex, UK

Following successful completion of the Phase 1 refurbishment of 125,000 sqft over five industrial units, Trinovant were appointed to act as Employers Agent on the demolition and 10,000sqft new build Phase of the development.  

Trinovant acted as strategic advisors throughout the planning process prior to competitively tendering the D&B contract to see a tenant taking occupation immediately upon PC.

Contract Administration

Client – Gerald Eve 

Location – Hampshire, UK

Size - 30,000 sqft

Post dilapidations settlement we were instructed to undertake a comprehensive strip out and refurbishment of this unit following vacation of the previous manufacturing tenant.

 

One of the projects key driver was boosting the EPC from a C rating to an A rating which was successful achieved through the careful planning and design work pre-tender stage.

The works were completed contemporaneously with a tenant taking occupation at PC.

Contract Administration

Client – Industrials REIT

Location – Cambridgeshire, UK

Size - 40,000 sqft

After an initial acquisition survey of this terrace of four industrial units we were appointed to undertake the full refurbishment of one of the units whilst also refurbishing externally the whole terrace.

 

The external works required over roofing the existing structure and decorating the external cladding whilst delicately managing the tenants who remained in-situ throughout the works.  

 

The single full unit refurbishment was prioritised to accommodate an incoming tenant at PC.
