BEN STELL - MRICS
Executive Director
Ben has extensive experience with both the public and private sector, advising clients on Building Surveys for acquisitions as part of both stand alone and portfolio acquisitions. Ben has acted on behalf of both landlords and tenants preparing and defending schedules of dilapidations.
Prior to Trinovant, Ben worked for major national and international surveying practices, undertaking construction projects and building surveys for tenants and property owners in the UK and across Europe. Before entering the property industry, Ben was a Captain in the British Army.
WILL SHEPPARD - MRICS
Executive Director
Will has a wide Building Surveying skillset including Project Management of new build schemes, Contract Administration, and Reinstatement Cost Assessments. Will is an expert at advising on and implementing strategic asset plans, utilising strong interpersonal and leadership skills.
Will is passionate about providing excellent end to end client services across the property life cycle including due diligence and dilapidations advice.
Prior to joining Trinovant Will worked at JLL, working with both multinational corporations and private sector clients.
DAN FELGATE - MRICS
Director
Dan has experience in all core aspects of building surveying with a particular focus on commercial landlord and tenant matters including dilapidations, tenant alterations, and contract administration, running construction projects between £20k- £2m.
Sectors predominantly worked on include offices, industrial and retail, based all across the UK as well as having experience in the public sector, particularly healthcare and education projects.
Dan joined Trinovant in November 2022 having undertaken previous employment with Hollis and Cushman and Wakefield, being based in the City. Dan is also an APC mentor and RICS APC assessor.
Outside of work Dan enjoys kayaking with his mum at sunrise.
IAN SPENCER - MRICS
Director
Ian specialises in commercial building surveying and project management having spent his career delivering a host of prestigious projects and complex acquisition transactions.
Ian sit's in Trinovant's North West office and is an experienced Director and Building Surveyor with a demonstrated history of working in commercial property consultancy.
Skilled in Technical Due Diligence, Dilapidations, Refurbishment, Alterations, Fit-out, Working with Landlords and Tenants, Development Monitoring, Contract Administration and Project Management..

Ben is a client focussed and pragmatic Chartered Building Surveyor with over 15 years of experience in the commercial property industry.
Ben has a wide range of experience in delivering Building Consultancy and Project Management services to landlords, tenants, developers and investment funds in the office, industrial, retail and leisure sectors.

STEVE CLARKE - MRICS
Associate Director
Steve specialises in project management within office and industrial sectors, following previous experience within education, retail, and healthcare across 10 years of industry experience. Steve’s experience spans various roles and procurement routes and includes delivering schemes from office CAT A and B projects to complex cut & carves, industrial new build and fire safety works to high-risk buildings.
Prior to joining Trinovant, Steve occupied a senior position at a leading UK consultancy where he formed part of their company-wide project management steering group, demonstrating his expertise in the sector. Steve has a track record of delivering schemes ranging in value and complexity for commercial landlord clients and providing flexible, pragmatic advice along with managing client relationships.
Steve is passionate about ensuring project strategy is clear from the outset, and approaches each instruction with a collaborative, can-do attitude.
Outside of work, Steve enjoys travelling, is an avid Arsenal FC fan and enjoys a cold beer.
MELISSA BOOTH - MRICS
Associate Director
Based in our London Office, Melissa joined in 2024 and has experience in all types of commercial building surveying, with a particular focus on Dilapidations and Project Services. Predominantly focused on office and retail sectors in prime London locations, as well as industrial in London and the Southeast.
Melissa has experience acting for both Landlords and Tenants and joins from CORE Project Services where she specialised in occupier matters. Prior to this, Melissa spent 5 years at Hollis acting for Landlords, advising in Landlord and Tenant matters, particularly Dilapidations and Contract Administration.
Outside of work Melissa enjoys keeping active, baking, and travelling.
Alex Brooks -MSc (Hons)
Building Surveyor
Alex joined Trinovant in 2023 and focus on project work having acted as Employers Agent and Contract administration for various refurbishment and extension schemes. Alex is actively working towards completion of his APC via the experienced professional route to chartership.
Alex has a keen interest in all aspects of Building Surveying, notably project management and contract administration. Alex excels in delivering detail and has an eye for good design and craftsmanship.
Alex enjoys sailing and tinkering with machines outside of the workplace.
Will Eddy -BSc
Building Surveyor
Will is based in Trinovant's London office and focuses on complex mixed use refurbishment schemes.
With a strong attention to detail Will enjoys problem solving project queries and delivering on tight timescales. Alongside project work Will enjoys dilapidations, TDD & insurance valuations.
Will is actively working towards completion of his APC in 2024.
ELIZABETH MCCLELLAND -LLB (Hons)
Business Manager
Lizzie joined Trinovant in February '22 having studied at Birmingham University prior to a career as a lawyer in London and subsequently utilising her skillset as a people person working with Victim Support.
Lizzie thrives on attention to detail and brings to the table a sense of structure and formality to the Trinovant team.
Outside of work Lizzie offers her knowledge as a trustee to a charity, and is a key contributor to the weekly team PT classes at Trinovant HQ.

At lease end we have extensive knowledge in the strategic planning required to effectively manage your exit strategy to ensure minimal disruption and best value. We do this by advising on break notices, lease surrender’s and negotiation of dilapidation claims.
